My rates will generally always be about 1/8 lower than the big banks and will NEVER require paying discount points to get the posted rate. If you see a rate lower than mine PLEASE READ THE FINE PRINT. It will most likely say that you are paying a certain percentage of your loan upfront at close or financed into the loan in order to get their incredible low rate. That is what discount points are. However, MY rates and fees are the fairest around with NO hidden charges or fees that artificially lower the rate so I can advertise a crazy low rate! What you see is what you get with me. And I also explain everything to you as we proceed.

Rates can and do change daily, sometimes several times in one day. I update the rate listed here at least once every business day, usually before 11:00 am Central time.

The minimum credit score for any type loan is 620.

The minimum down payment for a conventional loan is 5%**. For an FHA loan the minimum down payment is 3.5%. Conventionals can have a 3% seller contribution while FHA allows up to 6%.

On refinances, FHA only requires that you end up with 2.25% equity with a new loan.

Were you or your spouse ever in the military? 100% financing is still available with VA loans plus up to 4% seller contribution is allowed.

**on a conventional loan, the requirements for getting mortgage insurance are high. Many MI companies require a FICO score over 720 and none are less than 680. They also have stringent debt-to-income guidelines. What does this mean to you? It means that if your credit score is under 680 and/or your DTI is over 41% and you are not putting down 20% then you are getting an FHA loan.
